I highly recommend Jonathan and his team for your roof repair needs. A couple of weeks ago, we discovered a roof leak that made its way through the ceiling of our bedroom. We called some water mitigation folks to dry out the attic and made the mistake of allowing them to tarp our roof to prevent additional leaking. Even though there affected area was relatively small, they ended up tarping the entire roof. When our insurance adjuster came out, he informed us that because of the holes they put in, we'd likely need the replace the whole roof and that insurance may only cover the small section of roof that was actually leaking, which would mean we would be on the hook for the rest. Enter JSMM. They made quick work of the roof replacement and even identified and resolved the root cause of the leak (improper roof system for the roof angle). Additionally, Jonathan was an excellent communicator and throughout the process, I felt very assured that he had our back. Finally, he was an excellent mediator between us and our insurer. Dealing with homeowners insurance is almost always a pain but with Jonathan in the loop, all of that pain was hidden from me. I didn't need to worry about explaining the situation to the insurer, or about accidentally saying the wrong thing that could adversely affect my claim. He was able to negotiate with the insurer to get my whole roof replacement covered. If what the adjuster said is true, including Jonathan in the project probably saved me around $30k and absolutely increased my peace of mind. No roof leak can be called stress-free but bring JSMM into the mix and it'll be as stress-free as possible.Posted on Google Stephanie DoroTrustindex verifies that the original source of the review is Google. JSMM Inc. deserves 10 stars if this was an option! What an incredible experience I had dealing with them from start to finish on my insurance claim from hail and wind damage! Jonathan, the owner, was exceptionally great. from dealing with the insurance company, to dates and times about material drop off and installation. I literally didn’t have to do anything. He got the most out of the insurance and way more than I expected. Roof, gutters, down-spouts, garage door, soffit, facia, front door and storm door and window coverings. I was ecstatic! all while covering my deductible! His crews doing the install, were kind and courteous and also quick and thorough and everything looks fantastic. Grade A adjuster and contractor and would highly recommend! Final pics to follow!Posted on Google James LeviTrustindex verifies that the original source of the review is Google. After the siding, roof, and gutters got pummeled by hail, I received a recommendation for JSMM through a family friend. Johnathon came out and thoroughly explained everything he was going to do to fix up the house. Every single stage of the process was communicated, and I always knew when supplies were going to arrive, and when crews were going to be on site to work. Absolutely phenomenal. What Makes a Brand-New Roof Different
New construction roofing is not the same as replacing an old roof. Starting from a bare deck lets us build the whole system correctly, with the right underlayment, flashing, and airflow from day one.
Details that get skipped on a rushed job, like balanced ventilation and sealed valleys, are where a new roof either lasts or leaks. That is why a specialist matters for your first install.
Replacing an existing roof instead? Our roof replacement in Illinois team handles the tear-off and rebuild. For a simple fix, see roof repair in Illinois.

-
Ice-and-water shield at eaves and valleys to guard against ice dams.
-
Balanced intake and exhaust ventilation for a dry, healthy attic.
-
Wind-rated shingles and proper nailing patterns for lake-effect gusts.
Permits and inspections are part of every job. See our guide on roofing permits in Illinois, and learn what we avoid in common roof installation mistakes.
Best Time of Year to Install a Roof in Illinois
Timing affects how well a new roof seals and how smoothly the job runs. Here is how the seasons compare in Illinois.
-
Spring: good choice, with mild temperatures, though spring rain can cause short delays.
-
Summer : excellent, since warm, dry days help shingles seal quickly.
-
Fall: often the best window, as cool, dry weather sets the roof before winter.
-
Winter: possible when needed, though cold slows sealing and we plan around it.
Preparing Your Home for Installation Day
Some simple prep helps the crew work faster and keeps your property safe. Ahead of install day, try a few easy steps.
-
Move vehicles out of the driveway so the crew can load and unload.
-
Clear fragile items off walls and shelves, since installation causes vibration.
-
Trim or flag delicate landscaping near the work area.
-
Keep children and pets indoors and away from the work zone.

Understanding Roof Installation
Every roof is priced on a handful of factors rather than a flat rate. Roof installation cost in Illinois depends on:
- Size and pitch of the roof, since steeper and larger roofs take more material and labor.
- Material choice, from asphalt shingles to metal and tile.
- Access and complexity, including valleys, dormers, and multiple levels.
- Ventilation, flashing, and any deck work the build needs.
Rather than guess, we give a clear written estimate after reviewing your plans or a free site visit.
Choosing Materials for Your New Illinois Roof
Different homes call for different roofing systems. Here is how the three we install most compare for a new roof.
Asphalt Shingle Roof Installation
Affordable, reliable, and available in many colors, asphalt is the top pick for most new Illinois homes. It is also the easiest system to match and repair later. Compare its lifespan in how long asphalt shingles last.
Metal Roof Installation
Long-lasting and strong in wind and snow, metal suits homeowners who want decades of low-maintenance protection. Weigh it against other systems in our guide on metal or composite roofing.
Tile Roof Installation
Premium and striking, tile offers a very long life for the right home and structure, with a distinctive look that stands out on the street. Not sure which fits our climate? Our guide on the best roofing materials for Illinois winters and our eco-friendly roofing options can help you decide.
Tile Roof Installation – Luxury Option for Illinois Homes
Concrete and clay tile remain the premium choice for Mediterranean, Spanish Colonial, and high-end custom homes in Winnetka, Kenilworth, and Lake Forest.
Concrete tile is slightly more cost-effective and available in more colors; clay offers richer earth tones and marginally better thermal mass.
Weight is the biggest consideration — 800–1,100 lbs per square vs. 250 lbs for asphalt — so we always perform a structural review on new builds. Modern lightweight underlayment and proper flashing eliminate freeze-thaw cracking that plagued older tile roofs in Illinois.
Expect 60–100+ years of service with only occasional broken-tile replacement. Fire rating is Class A, and the natural insulation properties keep attics noticeably cooler.
